In total, from start to finish, building a new home can take anywhere from 9 to 18 months, including pre-planning & potentially finding a suitable site. Here's a more detailed breakdown of the timeline: 1. Pre-Planning & Site Preparation (Variable): This stage can take anywhere from a few months to a year or more, depending on factors like finding a suitable plot, obtaining planning permission, & site preparation 2. Build Phase (9-15 months): The actual construction of the house typically takes between 9 & 15 months, with an average of around 12 months 3. Completion & Move-in: Once the build is complete, there's a period of time before you can actually move in, which can vary from a few weeks to a month or more. This includes things like final checks, connecting utilities, & potentially dealing with any remaining issues

Do I need planning permission?General Rule: The basic principle is that any "development" requires planning permission, & building a new house is considered a development Exceptions: There are some situations where planning permission might not be required, such as small detached buildings (like garden sheds) that meet specific size & height criteria Local Policies: Local planning authorities have their own specific policies & guidelines, so it's crucial to check with yours to understand their requirements for new builds in your specific location Permitted Development: Some types of development are "permitted development," meaning they don't require planning permission. However, even if your new build falls under permitted development, you might still need to apply if your property has restrictions on its permitted development rights Building Regulations: In addition to planning permission, you will likely also need to obtain building regulations approval for your new build, as this relates to safety & construction standards Neighbour Consultation: In some cases, especially for larger extensions or new builds, local authorities may also require a neighbour consultation process before granting planning permission

What warranties do you provide?Despite the property being new, it's still possible to experience some structural defects due to faulty materials or workmanship A new build warranty – which is taken out by the developer – protects the new owner for 10 years, and covers any defects found once the buyers move in A building or structural warranty is essentially an insurance policy for newly built homes It's almost impossible to sell a home without one as all mortgage lenders require a 10 year structural warranty DJJ Projects Ltd work with London Belgravia Group that will provide quotes across the warranty providers to suit all budgets and specifications

How do payments and contracts work?In new build projects, payments are typically structured around a deposit upon exchanging contracts, & staged payments as construction progresses The contract outlines the total cost, payment schedule, & how progress will be valued Contract Terms: The contract must clearly outline the payment schedule, including payment methods, due dates, & any penalties for late payments In a new build project, contracts primarily govern the relationship between the client & the developer, & the developer & the builders They establish the terms of the agreement, outlining responsibilities, timelines, & financial obligations Essentially, contracts are legally binding agreements that protect both parties throughout the construction & purchase process
